Choosing your Realtor


If you are happy with my presentation and decide to work with me, I will start preparing the documents for you to e-sign. This will start the process.


I will need a key from you to add to the lockbox


I will need your abstract or the location to where it is being stored

If needed, I will provide a professional stager to go through your home with you and give you some wonderful tips on how to help maximize your price. With the stager's recommendations,  you will decide on any paint touch ups, minimizing your belongings, and cleaning your home. 



Photography

When your home is ready, I will provide a professional photographer to take photos of your home. This process will take at least 2 days for us  to have your photos taken, reviewed, and uploaded.


Picture ready - is having your home look at its best. You want your potential buyers to fall in love with your home through the pictures.


Showing ready - You may still be living in your home during this time. Try to keep everything picked up before your showings and if you have any pets, take them with you.

Your home is Live!  Your home is now active on several sites for you and your potential buyers to view.

Offer/Negotiations

I will use a site called Showing time for all showing requests. Once I receive a request, I will notify you the day and time. If this works for you then I will accept the request

otherwise we will reschedule.


Keep your house as clean as possible for all showings to show off to buyers. I will reach out to all the agents that tour your home and request feedback to send to you.

Once an offer is received, we will review and discuss all your options. I will  work on getting you the best deal for your home!

Congratulations! You have an accepted offer! Earnest money will be received within 3 business days.

Inspection

Inspection timelines are based on our agreement during the offer negotiation.  Different types of inspections:  Home, Sewer Scope, Radon, and Pest.


After the inspections are completed we will receive the inspection addendum from the buyers. We will discuss your options if any repairs are needed.

Your abstract needs to be turned in to be updated with information on the sale of your home. 


Title specialist will review you title to make sure there are no issues. If there are any issues I will work with the Title company to see what we can do to get the items resolved.

Appraisal

The lender will schedule the appraisal. The appraiser will come to your home and determine the value of your house. Try to think of the appraisal as another showing. Keep your home looking clean.

The buyers will revisit your home before closing to verify that all belongings are removed and that there are no new damages. 


The buyer's agent typically takes the keys during the walk-through and gives them to their clients at closing.

I will set up a time, date, and location for you to sign the official paperwork to close. This will happen between 1-3 days before the buyers close on your home. These documents will then be delivered to the buyers lender for their closing. 


After the Buyers finish signing on their closing day they will receive the keys. I will grab your proceeds check, if any, then meet you.
